Subject: Support for Beacon Park Residential Development on Island Way Dear ______________________, I am writing as a resident of Jupiter to express my strong support for the proposed Beacon Park development on Island Way, specifically the plan to build 99 single-family homes. Over the years, this property has been associated with a number of proposals that raised serious concerns for nearby neighborhoods, including a large mental health facility, a hotel and self-storage complex, and a 500-unit apartment development. Compared to those prior concepts, the current proposal for 99 homes is by far the most compatible and community-appropriate option. I appreciate the Planning and Zoning Commission’s support for residential development on the east side of the property. However, I strongly disagree with keeping the west side designated for industrial or expanded commercial uses. Leaving the west side industrial creates long-term incompatibility with the surrounding area and introduces unnecessary impacts for nearby residents. Traffic is one of the most significant concerns for those of us who live in adjacent neighborhoods. Residential development generates a small fraction of the traffic associated with industrial uses, with an estimated reduction of more than 80 percent in daily trips compared to industrial zoning. Residential use also avoids heavy truck traffic and peak-hour congestion that would negatively affect Island Way, Indiantown Road, and surrounding residential streets. The suggestion that industrial zoning would meaningfully benefit nearby neighborhoods does not reflect existing conditions. There are already banks, gas stations, grocery stores, and other services located a very short distance away at the Aldi shopping plaza and along Indiantown Road. For many residents, these amenities can be accessed without entering major traffic corridors. Industrial zoning on this property would primarily increase traffic while providing little benefit to surrounding communities. The area surrounding this site has evolved significantly over the past decade. It is now defined by established residential neighborhoods, a large community park, and conservation land. Industrial or expanded commercial development is no longer compatible with how this corridor functions or how it appears today. As history has shown, bioscience development has not materialized in this area, and it is no longer realistic to plan for uses that have repeatedly failed to attract tenants or investment. Continuing to reserve land for industrial or commercial purposes only in an isolated pocket of Town prolongs uncertainty and increases the risk of future proposals that are far less compatible than the current residential plan. Residential development on both the east and west sides of Island Way would create a cohesive, neighborhood-focused outcome. It would limit traffic impacts, protect property values, and preserve the quality of life for surrounding communities while allowing this long-vacant property to be thoughtfully developed. I respectfully urge the Town Council to support the Beacon Park proposal as a fully residential development on both sides of Island Way.
