This proposal represents a significantly lower-density option compared to other concepts previously discussed for the site.

Key Highlights and Considerations
Traffic Impact
- The 99-home proposal results in an estimated 85 percent reduction in traffic compared to higher-density alternatives previously considered in years past.
Schools and Capacity
- Some local schools are currently operating below capacity, and some have recently experienced teacher layoffs. This does not include Jupiter HS.
Home Types and Pricing Mix
- 11 Workforce Homes:
- Estimated price range of ~$300,000 (intended to support local workers who serve the Jupiter community)
- Built with quality materials similar to higher-priced homes
- 32 Mid-Sized Homes:
- Similar in size and style to homes in Rialto
- Estimated price range of $1 million to $2 million
- 56 Higher-End Homes:
- Comparable to homes in Bridgewater
- Estimated pricing up to $3 million
This diverse mix is expected to support strong property values in the surrounding area.
Community Design and Aesthetics
- Gated entrances for all homes except the 11 workforce homes
- Preservation of the natural streetscape along Island Way
- Retention of large canopy trees
- Planned lakes near the front of the community
- Roof styles to include metal or flat tile
Traffic Calming and Safety
- A roundabout is being considered as a potential traffic-calming measure to slow vehicles along Island Way.
Project Timeline
- Land Use Vote: January 20 at 7:00 PM
- If Approved:
- Development activity could begin in 2027
- Home construction expected to start late 2027
- First residents likely in 2028
Important Context
- If the land use proposal is not approved, the landowner has indicated they may hold the property for another year or two.
- This creates the possibility of a future proposal with higher density or less favorable outcomes.

The Rialto Board of Directors is limited to representing the interests of Rialto only and cannot speak on behalf of the 484 homes outside of our community or the broader surrounding area.
While this proposed project may impact Rialto homeowners, any opinions expressed regarding the Beacon Park development are made by individual homeowners, not by the Board acting in its official capacity. Each resident is entitled to form and share their own perspective as a taxpayer and resident of the Town of Jupiter.
The Board members may choose to voice their opinions individually, whether in favor or not, but no collective position is being taken by the Board on this matter.
